Houston, We May Have a Problem…
Mailman Environmental typically is asked to perform a Mold Inspection when there is some idea that a problem exists; visible growth under the sink, musty odors, or signs of water damage. Sampling is still recommended to determine type and air quality but is usually remedied quickly through the proper techniques of a Remediation company.
The hidden danger of water leaks exists when they don’t show themselves readily. At a recent inspection in Santa Clarita an odor was identified but no suspect growth was observed or elevated moisture detected indoors. It was only on the follow up visit that water was detected at the exterior of the house, indicating a leak existed somewhere within the foundation UNDER the house and would require copper repiping.

The Meter Doesn’t Lie, nor does your Bill
Turn off all water at the house (double check and make sure!) and then locate your water meter. The dial should be zero and if not may reflect a leak in the house as water is still flowing. You can also reference your bill to see if the VOLUME is significantly different.
Strange Smells and Odors
Be careful with this assumption as no two noses are created equal. That being said, our noses (especially those with known allergies) are often a good early indicator if something is floating through the air but cannot be located by sight.
Damaged Building Materials
Bubbly paint, “Swollen” baseboards, and any deterioration of walls, ceilings and floors are possibly caused by exposure to water.
Leak Prevention

- Plant Trees away from house, avoid large bushes with large root systems next to house
- Understand where your pipes (water, sewage, gas, electric) are located both on the interior and exterior of your property
- Have your system inspected and maintained regularly by a licensed plumber
- Replace deteriorating systems when needed and consider repiping if necessary
